EXAM TOMORROW - ARE Handbbok Question 7 - Net assignable area
Hello all,
I'm taking PA tomorrow and when looking at the ARE handbook, sample question 7 used the following building areas to calculate the net assignable area :
Breakroom, conference room, open work area, private offices, reception/waiting , restrooms and storage.
I. understand the question and its answer but what I don't understand is why restrooms and storage as included when calculating the net assignable area. Based on Problem Seeking , Net assignable area does not include primary or secondary circulation, restrooms, storages, mechanical rooms etc or stairs, elevators and shafts. Wouldn't these be items you leave out when calculating the net assignable area?

The net assignable area does not include mechanical rooms, stairways, elevator shafter, wall and structure thickness, etc. The restrooms and storage may be shared or part of an individual storage space.
The rentable area will include a factor for shared storage, the foyer, (shared) circulation, mechanical rooms, elevator lobbies, and use of shared restrooms. If the storage is private, and restroom are private, they'd be included in the tenant sf too. So that's why it's included net area. The landlord needs to make sure that tenants are paying rent on that sf too, or they will lose $$$. So if the building has 10 tenants, all sharing public restroom, elevator, hallways and lobby; each tenant will technically be paying 1/10 of the rent on all those spaces.

That’s amazing! Thank you so much for giving back and helping everyone going through the process. I have PDD, PPD and the California Supplemental exam since that’s the state I’m starting with. Any advice for the remaining two NCARB exams would be appreciated as I know they’re the hard ones. Thank you

There really isn't any magic bullet for PDD and PPD. Just keep studying every day until you pass. Keep studying until it becomes routine and enjoyable.
Use ASC and BCI and practice exams. And if you fail, get some help and retake it asap. Just keep going!
