Gross Area ... To include or not to include...
Hello Everyone!
I've been seeing conflicting definitions for gross floor area, and what it includes. Some sources say it includes everything such as exterior walls, shafts, etc. While other sources state to exclude shafts, and measure to the interior side of the exterior wall. Since there's different methods of area measurement, will the exam stipulate which method?

Hey Ashley,
my experience at the test gave me the gross then listed each area. All I had to do was to decide which areas to use to calculate the NET....
you will also have a question related to calculating a percentage change in the NET without changing the GROSS square footing, in other words, the question is related to a client not satisfied with the efficiency ratio but dont want to add to the GROSS.

Gross BUILDING area: The entire area of the floor plan, measured to the outside walls.
Gross FLOOR area: Deduct major vertical penetrations(shafts, elevators etc) from the GBA.
