AHPP errors in project delivery chart?

    I’m curious as well. The only thing I can confirm without a doubt in my mind is that it should be BN and not PR.

    In the Gang Chen CE mock exam, one of the exam solutions explains that in a Cost Plus method, the cost is determined after SD. I have not seen any other reasoning for this though.

    I would think the $ (Cost Of Construction) is both during the course of construction and the final cost at the end of construction, after substantial completion and final completion. Cost + Fixed Fee is basically a project with too many unknowns therefore you can’t determine what the final cost will be until everything is complete. The contractors fee is his fee but the scope is unknown. With regards to when the Contractor is brought on board, I Assumed it’s after BN. I don’t understand the reasoning to why it’s after SD. If it’s after SD then that to me implies that it is a cousin of the Negotiated Select Team with the one difference that Scope is yet unknown. Scope yet unknown ie. Adaptive Reuse.

    About 15 minutes with the book and I run into PR in lieu of BN. I don’t mean to be glib but maybe it’s just too much for any editor?

    There are inconsistencies. The chart (page 516) says for Cost Plus Fixed Fee, that the contractor is selected after Schematic Design. However, page 514 says that with this method, the contractor is selected at the completion of contract documents.

    This chart has been driving me crazy for quite a while for all of the reasons above, plus a few more.  I'm so glad I saw this thread.

    See Amber Book's chart for comparison. It's a bit more thorough, and combines the driving factor info from a separate AHPP chart.

    I hope Michael/Amber Book does not mind me posting this (he displays this in one of his free 40 Minutes of Competence videos on YouTube). It's not available only to his paid subscribers, but I'll remove it if it's an issue.

    When Contractor comes in the CM as advisor and CM as a agent delivery method. I just see subcontractor after bidding. Why is that ?

    Yet this chart has the same error from the principal question. And I quote from the AHPP, pp 514
    "Another variation of design-bid-build method is known as “cost plus fixed fee.” In this approach the contractor is selected at the completion of contract documents, ..." 

    Both the chart from the AHPP, as well as the 40 Minutes of Competence, show the Contractor is selected right after SD and before DD.

    PR would be the correct code for the phase. (PR - Procurement)... Procurement Phase is used in the AIA Contracts. Although it is most commonly known as "BN - Bidding and Negotiation".  I agree that it should be used either PR (correct) or BN in both the legend and the chart, to eliminate confusion. 

    IPD in its different "flavors" is also missing from both charts. 

    All over the internet you will find comments about, the AHPP not being free from errors.
