Design Bid build Negotiated select team Vs Construction management at risk

    A design - bid - build negotiated select team is going to be selected from a handful on contractors and not sent out to bid to the general public.

    Construction manager at risk is a CM who is the contractor, I believe.  Not sure how they were selected specifically.

    Here are my thoughts on potential differences:

    1.) bidding in regards to sub-contractors

    This is very nuanced and I may be reading into this but: Since DBD Negotiated Select Team is a bidding project delivery method, the contractor would likely anticipate wanting/needing to leverage the bidding process when selecting subs. Otherwise, bidding would be non-existing in this Design-Bid-Build method. CM@R also has the option to either bid for subs or simply select without a bid process.

    2.) contracts

    There are AIA contracts for CM@R (A133, B133, etc.) and there are no AIA contracts for DBD Negotiated Select Team. While both project delivery methods are nearly the same, an Owner may decide they don't want to use the A133, B133, etc. for whatever reason. Instead, they could use the A101 and B101 and work to add specific pre-construction services to the contractor's responsibilities in order to execute the Negotiated Select Team method.
