    Per IBC, the building height is defined as the vertical distance from the grade plane to the average height of the highest roof surface.
    The grade plane is the reference plane representing the average grades adjoining the exterior walls of the building. The grade of the reference plane is established by the average grades of the lowest points between the exterior wall and the property line, or a line 6 feet from the building if the property line is more than 6 feet from the building.

    In the DC area, we have two types of building heights. One is the building height based on IBC, and the other is by Zoning.

    Yes, another important concept is zoning code height, it is the maximum building code height allowed by Zoning code. Zoning code height definition varies from city to city. A building must comply with the most restrictive requirements of the building code height or the zoning code height.
