Net assignable area

Hi 

I got a question I’m a bit confused about, the ARE 5 handbook page 67 , sample 7 , includes the bathrooms and the storage area in the net assignable areas in the calculation , whereas the problem seeking book and other study materials exclude these spaces from the net assignable area, and includes only the principal to the main function spaces,  so I’m a bit confused . 
could somebody shed some light into it plz ? 
what are the main spaces to include in the net assignable area , usable area, rentable area ?
