    The prime contact is the contract with the owner so technically each of those is a prime contract (though in construction we more often talk about the “prime contractor” as the general contractor on the A101). This is to differentiate from subcontractors and consultants who secondarily contract under the prime contract….so a plumber has a subcontract with the prime contractor (GC) who has a prime contract (A101) with the owner.—-Michael Ermann, Amber Book creator

    Hi Elizabeth! 

    The Prime Contract generally refers to the primary contract between an Owner and another entity.  So the A101 between the Owner and Contractor, and the B101 between the Owner and the Architect could both be considered prime contracts. 

    That being said, when you see the term 'Prime Contract' I think it more often is meant to reference the Owner/Contractor agreement.

    In a design-build project delivery method, the Prime Contract would be the one that is made with the owner.  For example, if the General Contractor hires the Architect as a consultant, the General Contractor would have the Prime Contract with the Owner (and the Architect has no contract with the Owner).  If the Architect hires the General Contractor as their consultant (less common), the Architect would have the Prime Contract.

    An Owner can also directly hire more than one contractor, which would lead to multiple Prime Contracts in construction.  For example, the Owner could hire a Contractor specifically for manufacturing and erecting the steel structure of a project in addition to a General Contractor for all other building aspects.  In this instance, there would be two Prime Contracts.

    Both Contracts betwen Owner - Contractor, and Contract between Owner- Architect are prime contracts.
    When the Owner sign with diferent Contractors is called multiple prime Contracts MP (AHPP).
