CMar or CMc verses Design-Build Project Delivery
I'm getting tripped up by how practice questions frame CMc / CMAR vs. Design-Build when schedule is the priority.
In the AHPP:
-
On p. 512, the delivery method chart refers to CMc as being driven by time, while Design-Build is driven by risk.
-
On p. 529, it says that CMc with multiple bid packages has the ability to deliver a project much more quickly than would otherwise be possible, and that this is one of CMc’s greatest contributions to the owner.
-
But then on p. 542, it states that Design-Build and Bridged Design-Build typically have shorter durations from design-start to construction-finish than either CMc or Design-Bid-Build.
Meanwhile, a lot of practice questions say the schedule is aggressive / fast-tracked / quick timing is the driving factor — and sometimes the correct answer is CMc, and other times it's Design-Build.
So which one should we really consider to be the fastest delivery method when schedule is the primary concern?
Also — is fast-tracking something that only applies to CM delivery methods, or can it be used with other delivery methods too?
Any clarification would be hugely appreciated — I sit for the ARE on Monday and this one keeps getting me!

Hi Morgan,
So how did you do on the exam?
I found that topics like this that I worried about usually wound up not being a problem when I actually took the exam.
According to that pic you posted CMc is the fastest delivery method. But Design-Build can definitely be fast-tracked.
Hope you passed!
