RFI # 164 and 192 will affect the contract sum and time, so it may be appropriate to issue a change order IF the owner, architect, and contractor agree on how much and/or how long those will take. Otherwise, a construction change directive CCD will be necessary until all parties come up with an agreement.

The correct answer is RFI #164 and RFI #192. Both will require a change to current contract sum.

RFI #178 is tricky. The owner is requesting new drawings as a separate scope to be owner performed. Most likely a product they will purchase and install on their own. This will not involve the current contractor with which they have an agreement already in place. The architect will create new roof plans for the solar array as an add service to their own agreement with the owner, this does not impact construction contract sum or construction schedule of the current project.

    Hello,

Can someone provide insight to why #166 would not require a change order?  Additional renderings and facade studies by the architect would add time and cost to the project wouldn't it?

    thanks!

For the CE exam, it’s important to remember that the architect’s contract and fee with the owner is different than the GC’s contract with the owner for the cost of construction.

The additional design fees in #166 do not impact the cost of construction. This would simply be an add service for the architect’s fees. This does not change the construction schedule because the architect can perform these renderings while construction is still taking place.

This makes complete sense... thank you for explaining - I think I was caught in the mindset of "time and money" overall and was not thinking about only the contract with the GC...

    I appreciate it AJB!

Sure thing! That's a confusing situation that I feel isn't addressed enough when studying CE.
