Functional Square Foot Areas Criteria
According to Ballast, functional square footage doesn’t consider the project budget or the client’s preferences. I’m trying to wrap my head around why the client’s preferences wouldn’t directly influence how a space functions or how much area it needs.
For example, in a hospital, certain rooms have very specific requirements, and doctors or specialist users might say they need extra space to make the room truly functional. Wouldn’t that kind of input affect the functional area?
Can someone help clarify this?

I’m guessing this is similar to how the building code assigns floor area per occupant based on the function of a space, like assembly areas without fixed seats or standing spaces, where each occupancy type has a specific square footage requirement. But I’m assuming that, in practice, the criteria would also take into account the equipment needed in the room, the required clearances, and the number of people who will actually use the space.
