Because those tall buildings has higher construction type which results taller allowable height without using this area increase. (ex. construction type IA & Business - unlimited height). This equation will provide additional area increase in case of low construction type (ex. IIIA or B Assembly (A1 - hotel) - 2 or 3 story).

    Hi Hang,

Thanks for your answer. But no context of this equation and sentence in this book says this is in case of low construction type. They seem to be a general principal.

I had posted a response thinking this was a different formula. Disregard that if you caught it in your email.

In cases like this, you should refer to the building code itself to confirm verbiage. It really is saying you may not multiply the allowable area time more than 3 (regardless if table 504.4 allows more). And you may use a multiplier of 4 if its classified S1 or SM in Table 506.2.

    Best of luck!

    Hi Kevin,

Should I refer to table 504.4 for the allowable stories, but not just follow the 3 and 4 stories regulation? Thanks!

construction type 1A does not need this increase bonus because it is unlimited area/height.

I think type 2B will get greatest benefit from this bonus. see attachment showing example from building code illustrated 2018.

I think 4 story cap is a maximum allowable increase in terms of fire safety. people will get great savings still satisfying people's life, safety & welfare.

I think If this is on the exam, they will create location, building type, other condition as you can see in ARE Handbook 5.0 sample exam, then real question will be how many story allowed w/ & without sprinkler.

    1)unlimited/unlimited 2)4/5 stories 3)2/3 stories 4)3/4 stories

    correct answer to be 4).

Hi Hang, thanks for your response. But I think the correct answer may not be 4) as the building type and other conditions will be considered. For example, if it's type 1A, the answer should be 1).

So my question is still is "Should I refer to table 504.4 in IBC for the allowable stories, but not just follow the 3 and 4 stories regulation?"

Small development company likes to build new office building (B) with construction type 2A (fully sprinkled) in suburban are of Frederick, MD - 10 acre green site, how many stories he/she can build? Also, how much floor area he/she can? (frontage increase (If = 25%) do not worry about zoning restrictions)

    answer: 6 stories/ 112,500 sf

First architect will look at table 504.4 (6 stories/112,500 sf).

    Secondly, he/she will try equation 5-2. (4 stories/121,875 sf).

Third, architect will recommend 6 stories/112,500 sf.

This one is a good example of not using this equation.

The example above (image file from BCI 2018) is a good example of using the equation.

    Hi Hang,

Thanks for the example. I have another question. As it's not possible to remeber all the contents in table 504.4 in IBC, will it be provided as the resourse for examinee to refer to in real exam?
