    Jin, This sounds like it could be considered an accessory use occupancy. "508.2 Accessory occupancies. Accessory occupancies are those occupancies that are ancillary to the main occupancy of the building or portion thereof. Accessory occupancies shall comply with the provisions of Sections 508.2.1 through 508.2.5.3. 

    508.2.1 Area limitations.Aggregate accessory occupancies shall not occupy more than 10 percent of the building area of the story in which they are located and shall not exceed the tabular values in Table 503, without building area increases in accordance with Section 506 for such accessory occupancies."

    If it isn't an accessory use then it might be a business use.  Check through Chapter 3 of the IBC but for support spaces like a break room, always calculate if its 10%or less of the building floor or building area. Then it would be accessory and no separation is needed as per 508.2.4.

    Thanks so much for the interpretation, esp. the last paragraph. 
     
    I also received a somewhat different interpretation from BlackSpectacles, see attached. If clubhouse is considered A3, should the occupant load factor be 7, 5, or 15 net SF per IBC Table 1004.1.2 ?
