Quick question about the delivery method: design build - bridge

    In D&B Bridging, the design architect will be working with the client to maintain the quality while the  production architect will be working with the contractor. Usually this will be the typical structure for Contractor - led DB.

    Could you please mention which page in AHPP you're referring to for better interpretation ?

    Thank you so much for replying! The page I referred to is AHPP Page 516. 

     

    Just for sure, so you are referring to that design architect will contract with client first and start design work. Then after DD, production architect and contractor will jump in and begin construction document phase if i understand correctly?

     

    In terms of the contractual relationship between those four parties, does owner need to hire design architect and production architect directly? Or the architects team is tied to the contractor? Kind of confused about this part because of time frame.

    Correct, design architect will do the performance specs, design criteria to DD stage, will hand it to production architect in D&B team. The owner hire the bridging architect independently from the D&B team. The production architect will work under the D&B team like contractor Led Design and Build through joint venture agreement AIA C 101 or they will form LLP or maybe employed directly by the contractor.
