AIA-A295 Conflicting information
AIA 295-2008 section 7.4.2 has conflicting information. It says “if the owner chooses to proceed under section 7.4.1.2, the architect, without additional compensation, shall incorporate the agreed upon modifications as necessary to comply with the owner’s budget...”. Then in the same paragraph it says “after incorporation of such modifications to comply with this section 7.4.2, the architect, shall as an additional service, make any required revisions to the drawings,...”.
I’m confused if this is an add service or not.

For 7.4.1.2 the owner decides to stay with the budget so a re-design is needed to meet the target budget the owner wants & does not qualify for add services for the architect. But if the owner decides to increase their budget 7.4.1.1 & they ask for changes to the design then the architect can get an add services.
For 7.4.1.2 is the owner holding the team to a promised budget, 7.4.1.1 is the owner saying I am willing to spend more the get the design I want so I will compensate you to make that happen.
At this point if changes to scope, basic systems, or kinds & quality of materials are initiated by the architect the add services will not be an option.
