NCARB Sample Test PA exam Questions
I was taking the NCARB sample test and I did not quite understand the logic behind the answer, I am not sure if the test has typo or I am missing something. anu advice is appreciated.
For below question where 5' came from?
For below question, I don't see two story in questions but in answer, they add two stories?!!

For the first question: the 5' comes from the side yard setback requirements. Since it's 50' in width, the 5' setback is applicable as is on each side of the lot. The highlights for the rear yard setbacks you've shown are impacting the 94.54' lot dimension, as it would affect the length of the site from setbacks, not the 50' width (which is impacted by the side yard setbacks).
For the second question: admittedly, I'm not familiar with "podium" construction. However, seeing what is allowed for the building requirements in the calculations, we can rule out Types II-A, III-A, and V-A due to the maximum stories allowed being 5, 5, and 4, respectively, which does not allow the client to maximize the building with the site's FAR and height limitations.
