I’m not sure what the actual answer is but in practice we pretty much use these terms interchangeably. I’m trying to imagine a CA task that wouldn’t be considered construction phase services (or vise versa). I suppose you could consider unfinished design services that continue after construction has started construction phase services that don’t relate to construction? But that seems like a stretch. Or perhaps CA refers in this case to contract administration?

The lawyers at AIA thought that the phase “construction administration” exposed architects to too much liability risk….”ladies and gentlemen of the jury, if the architect had effectively performed construction ADMINISTRATION as they were required to, would the basement leak?”…. So they fairly recently changed the name to construction phase services…it is two different titles for the same thing, one new and one old.

Lol! Of course there’s a legal reason! Who am I to challenge a lawyer, but how silly to think that calling the same set of responsibilities by a different name would change anything at all?! Thanks, Michael.

Thank you both so much for this explanation. It makes it very confusing when the A201, B101, and A101 use the term CA and the other contracts regarding the other project deliveries use the term Construction Phase Services.
