When do we need soil report?
Hi ARE community,
One quick question, do we need soil report before programming phase? or after that? Also are soil survey and soil report the same thing?

You really need the soils report before structural design can begin. This is needed in order to determine the foundations that can be used on the property, and may have an effect on the superstructure as well (or the choice of it anyway).
You can certainly program and do the building planning without a soils report, but once engineers get involved, at the start of SD I would say, that's when you'd want to have this done. Hope that helps.

You really need the soils report BEFORE you even purchase the property. If the soils are bad, it can be extremely expensive or even impossible to build upon. Often architects are hired in the beginning phase of the project and may help a client select the best site available for the building.
The survey may be soil boring samples (drilled out samples) or test pits dug and observed. Either would be typed up into a report.
