Net assignable area clarification
Hi
In the NCARB's ARE 5.0 handbook page 67 (from 2020), sample item 7 , includes the bathrooms and the storage area in the net assignable area calculation, whereas the "problem seeking an arch programming primer" book and other study materials exclude these spaces from the net assignable area.
Could somebody explain ?

Private lavs and private storage within a leased space are definitely part of the net assignable area calculation. If it's a large building with shared lavs and shared storage, each tenants is going to be paying for their portion of it in the lease. Larger tenants will pay more. Think about it, if an owner didn't charge a factor for spaces like theses (lavs, entry foyer, common hallways, loading docks, etc) they could lose a lot of $$$. Those spaces could add up to 20% or more of the building.
