Inspections - Zoom study session
Thursday’s 6pm ET Zoom study session is titled, “Inspections” You’ll take the first five minutes of class to answer the question alone, but if you would like to get a head-start on that, here is the assignment.
An owner has hired an architect to design a mixed-use building in Alaska. The podium base will be retail with large storefront windows and the next 11 floors will be occupied as multifamily residential condos. The project, including the structural concrete pours, passed inspection from the local municipal authority having jurisdiction (AHJ), but a single first floor concrete pour failed a strength special inspection by a third party who was hired by the owner. The owner, concerned with delays in the schedule, would like to move forward and continue to pour the second floor without addressing the failed first floor inspection, as would the contractor. Which of the following best describes the status of the project?
- The failed concrete pour must be ripped out or otherwise properly repaired at the contractor’s expense
- The owner-hired inspector’s failure report will be shared with the municipal inspector AHJ who will decide whether to proceed or delay the project for repairs. Any repair costs will be borne by the owner based on a dollar amount agreed upon in change order deliberations
- The project can proceed because the local government inspector as the authority having jurisdiction (AHJ) passed the inspection and has the last and final word
