Feasibility-Type Concerns study session
Thursday’s 6pm Zoom study program is titled, “Feasibility-Type Concerns” You’ll take the first five minutes of class to answer the question alone, but if you would like to get a head-start on that, here is the assignment:
An owner would like to build an e-commerce distribution warehouse, called a “sortable fulfillment center” on a rural site, with efficiency of business operations, once the building is completed, as her top priority. The building requires dozens of bays for suppliers to unload their manufactured goods for 1,000 employees, called “pickers” to gather into boxes. Dozens more bays will be needed to allow daily delivery trucks to back up to the warehouse and quickly load packages bound for consumers. The owner is considering purchasing a site, but would like to know if it meets his needs.
Given: The site is 820 feet wide at the street and 2,100 feet deep
Floor area of sortable fulfillment center: 800,000 SF
Zoning setbacks: 20 feet on front and back, and 15 feet on the sides
Setbacks required for tractor trailers: 210 feet of pavement on all sides required for loading dock access and truck throughput
Zoning maximum floor area ratio (FAR): 1.25
Zoning maximum building height: 3 stories
IBC maximum building height: 2 stories
