    Hi Brendan,

    Look it up in AHPP.  

    The contractor submits an application for payment each month.  The retainage is approximately 10% of the total construction cost.  10% is withheld from each payment.  The contractor gets the full amount after substantial completion.  We have to keep good records.

    The AIA G702 is the application for payment, which becomes the certificate for payment once signed by the architect. You can see a free sample on the AIA website here.

    On the G702, item 5 leaves space to specify the retainage. Different spaces are left to specify the retainage as a percent of the cost of the completed work as well as a cost of the stored materials that have been purchased and received by the contractor, but not yet integrated into the construction.
